Please ensure you read and fully understand these bookings are subject to these Terms and Conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.

General
A contract between you and the owner will come into existence when payment is received and a booking confirmation is issued showing the confirmed holiday dates.

The contract binds you and all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking.

Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.

Reservations & Payment
A non-refundable 25% deposit of the holiday cost is payable at the time of booking. Bookings made less than six weeks before your arrival date must be paid in full.

The balance must be paid no later than six weeks before the commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation and the client will remain liable to pay the balance of the rent.

Payment can be made either by debit or credit card or by bank transfer. Any charges for payments from overseas will be passed on to the guest.

Cancellations
All cancellations must be notified in writing. If you cancel your holiday more than 6 weeks before it is due to start, then your deposit will be forfeit. If you cancel less than 6 weeks before the holiday, then the full balance remains due and is not refundable.

We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.

Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control (for example in the case of a fire or such like). Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.

Eligibility
Bookings cannot be accepted from persons under eighteen years of age.
We reserve the right to refuse a booking without giving any reason.

Arrivals & Departures
Holidays start and finish on Saturdays (unless previously arranged with the owners at The Commercial); arriving at 4pm and departing at 10am.This allows the accommodation to be thoroughly cleaned and prepared for incoming guests.

Keys are to be collected from, and returned to, the reception desk at The Commercial.

Smoking & Vaping
Vaping or smoking is not allowed anywhere inside the premises and will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by vaping or smoking will be at the expense of you.

Pets
Up to 2 well behaved dogs are accepted (notice must be given of pets at the time of booking) on the understanding that they are kept under strict control and not allowed up into the bedrooms or onto the furniture.

We reserve the right to charge for cleaning and repair costs should your petS cause damage to any furniture or soft furnishings and if we are left to clean up mess in the garden.

Your pets must not be left unsupervised at any time either in the cottage or in its garden.
If taking your dogs into the adjoining pub garden accessible by the gate in the cottage garden they must be on a lead at all times.

We would also ask that you make sure that your pet’s flea treatment is up to date at the time of your holiday.

Parking
There is a private parking space allocated for one vehicle in the yard at the front of the cottage. Please park within the spaces marked so that other vehicles can move in and out. (Some guests find this space a little tricky to negotiate and prefer to park in the large free town car park 80m down the street from the cottage.

If you decide not to use your allocated space please inform The Commercial as they may have a guest who will take this space instead.)

Linen
Linen is changed between holidays and a change of linen provided weekly during holidays. Bath towel and hand towels are provided but should not be removed form the property. Please bring your own beach towels; these are not provided.

Losses or Damages
Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action.

If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage.

The owners are not responsible for the loss of any personal belongings or valuables of the guest.

Your Obligations
You agree to:
To pay for any losses or damages incurred to the property during your stay unless they can be recovered under the building and contents insurance for 2 Commercial Mews.

  • To lock the doors and close the windows when you leave the property unoccupied.
  • To make sure you switch off lights, heating, or any electrical appliances when you go out – we try to be as eco-friendly as we can.
  • To take good care of the property and to leave it in a clean and tidy condition upon departure.
  • We reserve the right to charge for any additional cleaning if required on departure.
  • To not re-let or sub-let the property, even free of charge, to anyone not listed on the original booking.
  • To allow the owners, their cleaners or sub-contractors reasonable access to the property should the need arise.
  • To not hold parties or events – the maximum number of persons using the accommodation at any time must not exceed 3 adults and only those listed on the booking form can occupy the property.
  • We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
  • To respect the community and neighbours by keeping noise levels to a minimum, especially between 11 pm and 8 am.
  • Guests are responsible for the safety and security of their children and pets at all times.
  • Never leave children or pets without adult supervision.
  • To return keys to The Commercial at the end of your stay; if this is not done for whatever reason then the cost of replacement will be charged to you.

Liability
The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building but will endeavour to put right or replace any defective items as soon as possible.

No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service.

We will not be liable for any act, neglect or default outside our control, nor for any accident, damage, loss, injury, expense or inconvenience, whether to person or property, which the guest or any other person may suffer or incur arising out of, or in any way connected with the rental unless we are responsible. In addition, we accept no liability for loss of or damage to the guest’s possessions in 2 Commercial Mews and garden.

Nothing in these conditions excludes or limits our liability for death or personal injury caused by our negligence or for any matter which it would be illegal for us to exclude or attempt to exclude their liability.

Complaints
Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to us/our representatives at The Commercial and we will endeavour to put matters right. Any complaints not reported to us/the property manager at the time and only reported after the client has returned from holiday will not be considered by the proprietor. We will do our utmost to ensure that any problems are resolved quickly and to your complete satisfaction.

We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.

We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
